Case study
The South Kingstown house with a raccoon problem
The owner was moving into assisted living. The house had years of stuff in it. We filled a couple of very large dumpsters, brought in cleaners and photographers, and got it under contract quickly.
Then the inspection turned up a raccoon in the attic. The inspectors couldn't finish. So I went to work. Two pest control companies, a remediation specialist for the urine and the smell, a handyman to patch the soffits and fascia boards, and a sheetrock crew to redo the ceilings the raccoon kept peeing through.
Eve of closing, the raccoon came back. I had to negotiate the buyers into taking the house anyway, with the raccoon still in it. The seller was in a nursing home, no electronic signatures, so I drove out to her with the paperwork and walked her through every line. Her son helped on the budgeting calls. I ran the whole thing end to end so she could relax.
They closed. On top of my fee they left a tip, which is not a thing realtors usually get. It was a hard transaction. The point was to keep the stress on me, not on her.
