Information we collect

When you fill out a form on this site (for example, to request a home valuation, schedule a showing, or send a message), we collect the information you provide. That typically includes your name, email address, phone number, and any details you share about a property or your search.

We also collect limited technical information automatically, such as your IP address, browser type, device type, the pages you view, and the referring site. We use Cloudflare Turnstile to help block automated form submissions, which involves processing limited browser signals to verify you are a person.

How we use information

We use the information you provide to:

• Respond to your inquiry, usually within 2 to 4 hours.
• Help you buy, sell, or learn about a property.
• Send transaction-related updates if you become a client.
• Improve the site and understand how visitors use it.
• Comply with legal and real estate licensing obligations.

We do not sell your personal information. We do not share it with third parties for their own marketing.

Service providers

We use a small set of vendors to operate the site and respond to leads. These providers process information only on our behalf:

• Vercel, for website hosting and basic request logs.
• n8n (self-hosted by Eikon Solutions on n8n.eikon.cloud), for routing form submissions to Dave.
• Resend, used by the routing workflow to deliver form submissions by email.
• Cloudflare, for Turnstile spam protection.
• Here Realty systems and the multiple listing service (MLS), for transaction and listing data once you become a client.

Cookies and analytics

The site does not use analytics or advertising cookies. Cloudflare Turnstile may set a short-lived cookie while it verifies that a form submission is human, and our host Vercel keeps basic server logs (such as IP address and request path) for routine operations and abuse prevention. If we add analytics in the future, we will update this policy.

Your choices

You can ask us to access, correct, or delete the personal information you have shared with us by using the contact form below. If you contact Dave through the site and later want us to stop following up, just say so and we will. Real estate licensing rules may require us to retain some records of active or past transactions.

Children

This site is not directed to children under 13, and we do not knowingly collect personal information from them.

Changes

We may update this Privacy Policy from time to time. The date at the top of the page reflects the latest revision.
