Why the Rolodex matters during negotiations
Inspection responses are where deals usually wobble. The buyer's inspector flags ten items. Their contractor quotes a number. The number is high. Sometimes way high.
I call my own GC, electrician, or plumber, get a real number on the same scope, and we negotiate on that. Recent example: the buyer's electrician quoted twenty grand for a panel. Mine bid fifteen hundred. The credit we agreed to reflected the real cost.
Same idea applies pre-listing: when you're scoping prep work, the Rolodex turns guesses into actual quotes you can plan around.
